Real Estate Market
April 2019 was a great month for the neighbourhood of Millcroft and we can see this in the above chart, Burlington Residential Market Activity, shows us that an average home in Millcroft was listed at $678,538. And there was a recorded 101 sales, with a total of 143 new listings.
The statistics that were released by the REALTORS Association of Burlington Hamilton also indicated that there was a sales to new listing ratio of 69.9% which was an increase from April 2018. And finally it was reported that the average days a home was on the market in Millcroft was 20.7 days.
Millcroft is located in area 35 on the above map, Average Residential Price by District. And we can clearly see that the neighbourhood of Millcroft is the leader when it comes to number of sales for the month of April.
Once again we can also see that the average cost of a home was $678,538. Burlington overall had a very strong month with a total of 498 sales and 536 active listings, a 4% increase when compared to the same time last year.
RAHB Statistics for April 2019
There were a reported 1,226 sales in the entire RAHB market area for April 2019. And a 6% increase from April last year and an 18.8% increase over March 2019 and a 66.8% increase over February 2019. We also learned that the average cost of a home was reported at $589,324 which was a 3.9% increase from April 2018.
“It’s encouraging to see the overall number of sales increase since last year when the market balanced out from 2016 and 2017. Paired with a consistent increase in new listings month over month, Hamilton, Burlington and the outlying areas provide choice for buyers and a healthy market for seller,” said RAHB President Bob Van de Vrande.

Walk with the Mayor of Burlington Mayor Marianne Meed Ward to various art installations in Burlington (approx. 2.5km). You’ll be learning about the installations origin and history. It's recommended that you wear comfortable shoes because you will be doing lots of walking.
Mother’s Day Brunch
Location: Burlington Convention Centre, 1120 Burloak Drive
When: May 12th from 11:30am to 3pm
Admission: $49 (adults), $29 (children 4-12)
Enjoy a beautiful Mother’s Day brunch in Burlington this spring with the ones you love. The Burlington Convention Centre is serving up a great brunch that will include bakery items, Belgian waffles, a salad bar, a hot carving station, desserts and a chocolate fountain. Rotary Club of Burlington 48th Annual Lobsterfest

Celebrate the 48th annual Rotary Club of Burlington Lobsterfest in support of Big Brothers Big Sisters of Halton and Hamilton and The Angel Project. The Lobsterfest will also include chicken and ribs, there’s something for everyone. This is an event you won't want to miss, make sure you buy tickets ASAP.
Sound Of Music Festival
Location: Spencer Smith Park
When: Saturday June 8th from 3pm to 11pm
Admission for ticketed shows: $75 (adults), $25 (youth). All VIP and front row tickets are sold out. For the regular shows admission is free.
This will be the 40th year of the Sound Of Music Festival in Spencer Smith Park. And this year there's an incredible line up planned. Brant street has lots of vendors and musical performances to see as well as in the park. You will want to get downtown Burlington this spring to experience the famous Sound Of Music Festival for yourself.

Real Estate Market
In March 2019, Burlington saw an increase in the number of sales as indicated in the above chart, Residential Market Activity. There were a total of 258 sales for the month with the average price of a property being $738,839. This of course includes the Millcroft neighbourhood and it's important to note that this blog will cover Burlington and the neighbourhood of Millcroft.
When you look at the above chart, Average Residential Price by District, you can clearly see that Millcroft is in area 35. For the month of March 2019 Millcroft had a total of 77 sales. When compared to the same time last year it's clear that there was an increase in sales. Making it the strongest area in Burlington and the most popular. An average home in Millcroft was $646,084 last month.
When we review the above chart, Burlington Residential Table we can see that Burlington had a great month. March 2019 saw an increase of 7% in sales activity with a total of 258 sales and a total of 430 new listings. And an increase of 15% in the number of active listings or 500 for the month.
And the average price of a property was $738,839 indicating to us that there was a 0% difference to March 2018. The Millcroft neighbourhood plays a strong role in the total for the Burlington numbers.
RABH Statistics for March 2019
All of the stats were provided by RAHB. This month we saw a 1% drop from March 2018 with a 40% increase over February 2019. And the stats are indicating that there was a 74% increase over January 2019, these numbers are great for the spring market. The average home saw a 4.9% increase for the RAHB area at $575,099 from March 2018.

Real Estate Market
Let's take a look at the above chart, Residential Market Activity for RAHB Areas. Here we can see that the number of sales has increased slightly compared to the same time last year. With the total number of homes sold for February were 189. And with the average cost of a home being only down a bit to $670,602.
The Average Residential Price by District map is clearly indicating that Burlington did very well in February 2019. And when we look at the map we can see that area 35 did particularly well with a total of 69 sales. We can also see that Burlington overall did very well from the Burlington beach to HWY #5.
Feburary STATs Provided by RAHB
There was a reported 735 sales of residential properties for the month of February located in the RAHB areas. And we can see that there was also a 4% drop from the same time last year. And with the average price of a home for the entire area was up by 1.9% to $557,135.

Real Estate Market
The Canadian Real Estate Association (CREA) is one of Canada's largest single-industry trade associations, representing more than 120,000 real estate Brokers/agents and salespeople working through more than 90 real estate Boards and Associations.
In the middle of March this year they released their quarterly forecasts for home sales activity via the MLS® in 2018 and to 2019.
Although the housing market remains strong in many parts of Canada, they tend fo face headwinds due to the new government policies, eg. new mortgage rules, fears of the national bank raising interest rates.
As a result the national forecast for sales and average price has been lowered. Sales activity is projected to go down by 7.1% (479,400 units) in 2018, and national average price is projected to go down by 2.3% ($498,100) from 2017.
In 2019 they are predicting that national sales activity is going to have a modest rebound by 3.56% (496,500 units). And the national price is forecasted to rebound by 3.1% ($513,300).
